Propy Plans $100M U.S. Expansion to Modernize Real Estate Title Industry with AI, Blockchain
Propy has launched a $100 million expansion plan to acquire mid-sized property title companies across the U.S., focusing on states like California, Texas, and Florida, with the goal of modernizing the $25 billion title industry using blockchain and AI technologies. CEO Natalia Karayaneva emphasized that this strategy aims to automate the traditionally manual and paper-heavy closing process, improve transparency, reduce fraud, and accelerate real estate transactions. Central to this initiative is Agent Avery, an AI escrow officer designed to eliminate up to 70% of manual escrow work, thereby cutting inefficiencies and labor-intensive steps. Propy has already processed more than $4 billion in blockchain-based real estate transactions and plans to integrate its digital infrastructure into acquired firms to streamline ownership verification, title insurance issuance, and legal transfer management. The company is utilizing a mix of traditional financing and decentralized finance (DeFi) loans, notably from crypto-backed credit platform Morpho, marking one of the first instances of onchain private credit funding M&A activity. Karayaneva projects that these acquisitions will help Propy achieve a billion-dollar valuation as a tech company and revolutionize a fragmented market of about 7,000 mostly small title firms.
